Prime Cove Residential Community Approved: Turks and Caicos’ Largest Housing Project

The Turks and Caicos Islands Cabinet has approved the US$76 million Prime Cove Residential Community, the largest housing development in the nation’s history. Planned for a 60-acre site along Leeward Highway near Crackpot Kitchen, construction is set to begin in June 2026 and will take approximately three years. The project is a partnership between local developer Doug Parnell, Waterloo Investment Holdings Limited, and British Caribbean Bank.

The development will feature 480 apartment units across 24 buildings, including one-, two-, and three-bedroom layouts, along with amenities such as parking, a pool house, sports courts, gazebos, and recreational spaces. Located in central Providenciales, the community is designed to provide convenient access to major employment and commercial areas while helping to ease commute times for residents.

Created in response to the country’s growing housing shortage, Prime Cove aims to make homeownership more attainable for Turks and Caicos Islanders. Buyers will have access to mortgage financing through British Caribbean Bank, with reservation deposits starting at US$10,000. Once completed, the project is expected to significantly expand affordable housing options and reshape the residential landscape of the islands.
